Booking terms and Conditions
These Terms and Conditions apply to bookings for accommodation at the property for stays of 1 to 27 nights only. Stays of 28 nights or longer are not available and cannot be booked under this policy.
1. Prices and offers
Advertised prices and special offers may change at any time without notice. Once a booking has been confirmed and payment has been successfully processed, the price for that booking will not change.
2. Reservation hold
Where a Guest Payment Link is issued, the accommodation will be held for 12 hours from the time the link is issued. If payment is not completed within that period, the link will expire and the accommodation may be offered to other prospective guests without further notice.
3. Confirmation of booking
A booking is confirmed only when payment has been successfully processed through the Stripe payment gateway. The cancellation and refund policy in force at the time of confirmation will apply to that booking.
4. Cancellation policy changes
The cancellation and refund policy may be updated from time to time. The version displayed at the time the booking is confirmed will apply to that booking.

5. Definitions
For the purposes of this policy:
- Check-in time means 3:00 pm on the day of arrival.
- Confirmation of reservation means the time the online credit card payment transaction is successfully completed and recorded by the Stripe payment gateway.
- Local New Zealand time applies to all time periods in this policy.
- Payment gateway fees means all fees charged by the payment processor in connection with the transaction.
6. Refund basis
Any refund under this policy is calculated on the accommodation price paid, including taxes, and is exclusive of payment gateway fees, which are non-refundable in all circumstances.
7. 24-hour cooling-off period
For any booking of 1 to 27 nights, the guest may cancel within 24 hours after confirmation and receive a full refund of the accommodation price paid, including taxes, less any non-refundable payment gateway fees, provided the booking was made at least 7 days before check-in.
8. More than 14 days before check-in
Guests may cancel more than 14 days before check-in and receive a full refund of the accommodation price paid, including taxes, less any non-refundable payment gateway fees.
9. Between 7 and 14 days before check-in
Guests may cancel between 7 and 14 days before check-in and receive a refund of 50% of the accommodation price paid, including taxes, less any non-refundable payment gateway fees.
10. Less than 7 days before check-in
Guests who cancel less than 7 days before check-in are not entitled to any refund, except at the owner’s sole discretion.
11. General
The 24-hour cooling-off period applies only where the booking is made at least 7 days before check-in.
If any refund is issued, this policy ends for that booking. Any later booking of the same night or nights will be subject to the policy in force at the time of that later booking.
